Introduction
This is a big setback as, Maharashtra Real Estate Regulatory Authority (MahaRERA) is going back to its old website along with the temporary dead-line as technical glitches took place and MAHACRITI could not be launched on practical lines. Frequent complaints from homebuyers, developers, agents and other stakeholders about delays and issues in getting essential services on the new platform have driven this move.
Rollback of ‘MahaCRITI’ Website: Clearing a miscommunication, the state recently clarified its stand in favour of the IT revolution stipulation, signalling policy backing for IT innovation in property deals. Considering that it is festive season, when property registrations and new project launches increase significantly every year, MahaRERA will ensure a seamless transition. However, in order to ensure seamless services for some of our very busy days, the review was done under the guidance and leadership of our Chairman Mr. Manoj Saunik leading to putting back the earlier website.
In this blog, we will be taking a deep dive into what led the governing body to do so, who would it affect and how MahaRERA going forward plans to regulate its functions.
Issues with ‘MahaCRITI’: Tech Error
The new ‘MahaCRITI’ launched on August 31, offered additional features and a better user experience. Nevertheless, the platform has encountered numerous problems due to its implementation. Prompting significant dissatisfaction among users. People purchasing new homes and attempting to register property, as well as developers adding project details, were inconvenienced by several problems, such as long waiting times and the entire system’s unavailability. These issues cause inconvenience and are irritating to stakeholders who rely on the service for rapid transactions. Some of the problems with ‘MahaCRITI’ involves the following: slow loading, service unavailability, technical equipment flaws, and user complaints. A majority of homebuyers, developers, presenting agents, and others sensitive to the property sector filed complaints with MahaRERA, demonstrating the urgent need to address the problem.
MahaRERA’s chairman Manoj Saunik immediate response was a call for an urgent review meeting. It was eventually decided to restore access to the old service provider’s website, not the new ‘MahaCRITI’ until issues surrounding the current platform were fully resolved. This temporary restoration happened on October 5th, 2021, at 11:59 PM, with access to several essential services made available to the stakeholders. Manoj Saunik also explains the need for smooth transactions during the festive season. Both Diwali and Dussehra are active times for real estate, with new home registrations and new projects being launched. Returning to the earlier platform will assist in reducing further interruptions to services.
The MahaRERA also reassure all concerned that they are trying firmly to rectify the matter with’MahaCRITI’and as soonit get resolved then launched it again.
Repercussions for Stakeholders
Many in the real estate industry are relieved with the choice to switch back to the previous website. MahaRERA's online services are heavily relied on by homebuyers, developers, real estate agents and other stakeholders for property registrations to approval and click of submit button. Bottlenecks plagued the entire industry, as issues with ‘MahaCRITI’ hampered transactions of critical importance, causing widespread frustration.
Homebuyers
A smooth registration process is very crucial for homebuyers as festivals are seen as an auspicious time to buy a house. Customers also encountered problems in registering their new real estate properties, and the legalities took place at an even slower pace due to the technical ineptitude of 'MahaCRITI'. And with the old platform now, they are back to get going without any more road bumps.
Developers
The new platform some difficulty for even the developers to get their projects approved, submit plans, meeting regulatory compliances. But, at a time when demand was on an upswing due to the festive season like Diwali and Dussehra, this was best left for another day. This way, developers can now go ahead with new launches and the registration of the project lot more effectively.
Real estate agents Any other professional
Similarly, real estate agents and others who help in making deals for other clients were also not able to use the MahaCRITI platform. Their livelihoods hinge on how quickly their papers can be processed, approved and registered. Now the revert to the old platform will be a chance for them to do their job more effectively.
MahaRERA had also announced an ambition to develop a market-driven real estate sector, strengthen the foundation of development and manage the Indian real estate industry.
In view of the festive season, MahaRERA has decided to revert back to an old website so that people do not face any delay in their property-related activities. Nevertheless, the organisation is currently fixing the technical glitches of 'MahaCRITI' and then will make such a platform ready again to be used in future more efficient way with good stabitlity.
Rules rolled out by MahaRERA to resolve the issues:-
1. Technical Audits – We are conducting a deep technical audit of the platform to identify underlying root cause of these issues.
2. Stakeholder Feedback: MahaRERA is taking feedback to understand more about the issues faced on account of using ‚MahaCRITI.
3. Collaboration with Experts — The company is collaborating with the technical team of IT experts to fix the bugs present in on the platform as well as working to develop and add new features.
4. User Training —There is a preparation of user training will be enforced after the relaunch for introducing new features to them.
Amenities without Blemish
While the real estate market in Maharashtra keeps growing, there is a need for better solutions to transact and register properties quickly and with ease. Needless to say, MahaRERA has a big role to play in regulating the market and make sure that consumers, real estate developers and other stakeholders are getting transparent and expedite services.
Returning to the old website means MahaRERA is aiming at ensuring a smooth festive season so that realty transactions—the best time of year for major deals—happen smoothly. The prompt action taken by the organisation in addressing the technology challenges reflects the willingness to keep a robust regulatory framework for Maharashtra real estate sector up and running.
Conclusion
It was not immediate clear what these technical glitches were but the temporary switch back to the old MahaRERA website seems a stop-gap measure to deal with them. In the meantime, stakeholders can look forward to hassle-free services over the festive season as MahaRERA works on enhancing its new platform for future use. This focus is a validation for the stakeholders that real estate compliance environment in Maharashtra has matured well.
