HNWIs are increasingly attracted to owning multiple premium properties due to their appreciation in value as well the prestige associated with having a diversified real estate portfolio. The more the better: As high as 83% of wealthy Indians own multiple premium properties, according to a survey by India Sotheby's International Realty.

Luxury Manufacturer Boom Met With Developer Backlash

With a surge in demand for top-end houses, India's real estate developers are expanding their portfolios on stepped-up focus of the ultra luxury projects. The luxury sector priced between Rs 3.5 crore to even Rs 45 crores has been carefully crafted by developers to meet the aspirations of wealthy home buyers across categories. Developers are teaming up with top-grade architects, interior stylists and landscape artists to build homes that is more of art than just a living space.

JLL, for its part, reported a rise in premium and luxury launches accounting for about 38 per cent of the first half's total supply at 159,455 residences. Launches largely led by the premium segment (c12%) and ultra-luxury projects (making up c.6%). This suggests that developers are adopting a niche strategy because the demand for better homes is on the rise.
